Emily deals with a range of instructions on residential development sites, including plot sales, part exchange schemes and the re-sale of those part-exchange properties.

Emily is involved in the ‘site set up’ on new build development sites, including multi-stage developments of larger sites and the complex common parts that come with this. Every site has different and specific requirements and the approach can be tailored to best meet the clients’ needs. She understands how to efficiently move the ‘site set up’ to sale and purchase transactions, using data rooms and effective communication with solicitors on the other side to achieve the best results.

Emily can advise on how to structure plot sales, part exchange sales and purchases, and re-sales of part-exchange properties. She deals with a variety of development sites including Shared Ownership, with particular knowledge surrounding Older Persons Shared Ownership (OPSO) and has expertise in processing transactions in line with the Part Exchange process.

Emily focuses on clear and regular communication with her clients and whilst generally dealing with large volume sales, she understands the individual clients’ exchange and completion deadlines and does not compromise on the quality of service.

Emily started with Lester Aldridge in 2016 as an Administration Assistant on her placement year from Bournemouth University and continued to work as a Paralegal whilst completing her LLB and LPC respectively. She started her training contract with Lester Aldridge in 2019 and qualified into the Real Estate team in 2021.

  • Completion of Headleases and site set up for development with 3 phases including 86 flats and 37 houses, all leasehold
  • Completion of Headlease and site set up for 89 leasehold flats with communal restaurant and activity areas
  • First registrations of unregistered land on Part Exchange purchases
  • The simultaneous purchase and forward sale of Part Exchange property on the same day
